FAQs
Q: What legal documents and safety certificates do I need before marketing my rental?
Answer: Before marketing a UK rental property, landlords should have key compliance documents in place, including a valid Energy Performance Certificate (EPC), a Gas Safety Certificate (where gas is present), and an Electrical Installation Condition Report (EICR).
In addition, landlords are required to provide proof of identity and ownership (such as photo ID and Land Registry title or a mortgage statement), and some properties may require a property licence (for example, selective, additional or HMO licensing) before they can be legally marketed.
We help landlords confirm what applies to their property and guide them through the requirements to ensure marketing can proceed compliantly.
Q: Can you arrange Gas Safety, EICR and EPC renewals for me?
Answer: Yes. We can assist with arranging Gas Safety, EICR and EPC renewals, and the applicable arrangement fee will depend on the service level or add-ons you choose.
Arrangement fees are charged in line with our Landlord Fees section.
Q: Do I need my lender/freeholder’s permission to let my property?
Answer: If your property is mortgaged or leasehold, you’ll usually need consent to let from your lender and/or freeholder/management company.
We can flag this early so you don’t run into issues during marketing.
Q: Do you carry out tenant referencing and Right to Rent checks?
Answer: Yes. We carry out comprehensive tenant referencing as part of the relevant letting service. This typically includes identity verification, credit checks, affordability assessments, employment references, and previous landlord references. Where possible and subject to tenant cooperation, this may also include open banking checks to help assess affordability and reliability.
We also complete Right to Rent checks in line with current UK government requirements. Some referencing and checking services may be subject to a fee depending on the service level chosen, as set out in our Landlord Fees section.
Q: How do repairs and maintenance responsibilities work during a tenancy?
Answer: In general, landlords are responsible for most repairs relating to the structure, safety, and core services (water, electrics, heating), while tenants are responsible for reporting issues promptly and taking reasonable care of the property.
We can manage maintenance coordination (and inspections where required) depending on the service level selected.
Q: What happens if a tenant stops paying rent?
Answer: If you select the Rent Collection add-on or our Property Management service, we can manage rent chasing and arrears communication in line with the service you have chosen. For ongoing issues, we’ll keep you informed and support next steps where needed, subject to the specific circumstances.
Q: Do you offer rent guarantee or rent protection?
Answer: No, we do not offer a rent guarantee service. If you’re considering rent protection insurance, we can help explain how it works and discuss the options available to you.
Q: Can I choose only the services I need (and change later)?
Answer: Yes. Our services are modular, so you can choose only the services and add-ons that suit your needs. Whether you require marketing support, ongoing management, or specific one-off services, we’ll tailor the setup accordingly. Services can be adjusted over time if your requirements change, subject to our terms.
Q: I have a vacant property—can you help during void periods?
Answer: Yes. We can support with void-period solutions such as marketing preparation, access coordination and optional vacant property care depending on what you need. If you’re unsure what’s most suitable, we’ll advise based on the property and timeline.
Q: Do you do inventories and check-in/check-out reports?
Answer: Yes. We can assist with inventories, check-in/check-out reports, and interim inspections, depending on the service or add-ons selected. These may be carried out by our in-house team or by approved third-party contractors, where appropriate.
We strongly recommend that inventories and inspections are completed professionally, as they play an important role in protecting landlords’ interests and helping to avoid disputes at the end of a tenancy.
Q: Do you work with single-property landlords as well as portfolios?
Answer: Yes. We work with landlords who own a single rental property as well as those with larger portfolios.
Our approach remains the same regardless of size — transparent pricing, professional standards, and service levels tailored to each property.
Q: Do you work with in-house contractors or third-party suppliers?
Answer: We work with a combination of in-house teams and trusted third-party contractors, depending on the type of work required and availability. This allows us to respond efficiently while maintaining professional standards. Any non-urgent works are discussed with the landlord in advance, and costs are agreed before proceeding.
Q: Can I cancel or withdraw from your services?
Answer: Yes. Landlords may withdraw from or cancel services in line with the terms of the specific service or add-on selected. Notice requirements and any applicable charges depend on the service provided and are set out in our Terms of Business and Landlord Fees section. We’ll always explain the process clearly before you proceed.
